BEFORE CLOSE:            
               
- Get your property owners insurance - you will need proof at close - name the mortgage holder
- Contact utility companies: water/sewer, phone, electric, gas, etc.    
    Utilities - arrange meter reads, turn on, AHEAD OF TIME.    
    Phone company - old off, new on.      
    Insurance agent for transitional coverage needed.    
    Those that are moving ( or helping ) you.      
    Post office change of address.      
- Confirm availability of funds you will use at closing.      
- Schedule a property walk- thru if you've requested such in your offer.    
WE:              
               
Will be there. Typically we can review the documents with you the eve before close.  
The other party will also be present and sometimes your lender is there too.    
Either sellers or buyers sign documents with their agent then they leave the room and the  
other party signs.            
               
               
               
YOU:              
               
You may have a lawyer review them ( request a "lawyers packet" and name the lawyer in your offer ).
You will need to bring a certified check for the balance due payable to the title company or yourself.
Bring your drivers license ID.          
Bring proof of insurance showing the lender as an insured.      
Bring a receipt showing you have paid for the first year of insurance.    
               
You will get a copy of all signed documents. If the owners are giving possession at close  
you will get the keys and door openers. This is a good time to PRE-PLAN to ask any questions
you may have for the seller: e.g.:          
  Garbage days.          
  Neighborhood info.          
  Operation and maintenance of the property and equipment.
